About Us

Pearce & Co are Members of the Royal Institution of Chartered Surveyors (RICS).

Our core business are property management (residential and commercial), professional work and valuation.

Both the directors are RICS Registered Valuers, Chartered Surveyors, and very knowledgeable Property Managers. With the firm's history of over 70 years and their combined experience of over 50 years between them. The directors act as asset managers as well as commercial property managers, dealing with day-to-day issues yet maintaining focus on the longer term strategic aims of the individual property owner. It is rare to get this sort of joined up thinking.

The directors now deal with properties not only on a local basis but are actively involved in property matters throughout the UK acting for individuals, family trusts and for property companies.

We are an RICS Regulated firm which brings with it a strict Code of Conduct, Accounting Regulations and protection for client money.

Pearce & Co is an Appointed Representative of your Company Matters Ltd which is authorised and regulated by the Financial Conduct Authority (FCA). As an Appointed Representative firm, we are able to arrange building insurance on your property portfolio, issue insurance certificates, collect premiums and deal with insurance claims.

We deal with professional work which arises through our property management role or as a stand-alone instruction. This might include rent review, lease renewal and requests for assignment, licence to alter or a subletting.

We understand and regularly deal with mixed portfolios, including long leasehold residential elements and where upper parts are directly let. Furthermore, as members of propertymark and long-standing residential letting specialists we can deal with the letting and management of residential property by way of Assured Shorthold Tenancies. We also have experience of Fair Rents and Statutory tenancies and this is becoming increasingly uncommon.

We do not sell houses and flats as we took the decision many years ago to specialise in property management. However, our experienced staff can help you locate a suitable Buy-To-Let investment property or manage the sales process of your existing investment or portfolio. Our residential letting and management team markets property to let using the market’s leading residential portal, Rightmove. We cover a wide geographical area including local towns such as Chertsey, Addlestone, Shepperton, Walton and Weybridge but also successfully let property further afield in Woking, Staines upon Thames, Kingston upon Thames, and Richmond.

As RICS registered valuers we can carry out “Red Book” valuations. These formal valuations may be needed for a multitude of reasons such as Capital Gains Tax, Inheritance Tax or for probate purposes. We do not carry out homebuyers’ reports (also known as level 2 surveys).

We deal with leasehold enfranchisement acting on behalf of either freeholders or leaseholders. We can prepare a lease extension valuation for leaseholder’s looking for a statutory lease extension and want to extend their lease by serving a section 42 notice. We also act for freeholders who need to serve a Section 45 Counternotice and can negotiate an appropriate lease extension premium.
