EK Reinstatement Cost Assessments is dedicated to RCAs, nationwide, offering this essential service to property owners and managing agents, ensuring residential and commercial buildings are correctly valued for insurance rebuild purposes. ‘Lean and accurate’ is the company’s strapline, helping property owners to get their declared value just right.

Through EK Licence to Alter, we work on behalf of several freehold portfolios as the retained landlord’s surveyor in advising and overseeing leaseholder alterations and commercial/retail tenant requests. We draft bespoke licence to alter processes and procedures for our clients – often property by property – which are particularly useful to managing agents. Working with the landlord’s chosen solicitor, we have developed bespoke procedures and reporting tools to ensure that all leaseholder alterations projects are dealt with accurately and efficiently.

Having worked in the residential sector for the last 12 years with our teams possessing decades more relevant experience, we have accumulated a great deal of knowledge as to what makes for a successful client-surveyor relationship. Our willingness to attend client meetings (including evening residents’ meetings) means we always have direct contact with the key stakeholders – typically board directors and the service charge payers. Crucial to the residential sector, we understand the intricacies of the ‘section 20’ processes for major works, and the content and timescales associated with the notice of intention, statement of estimates and (sometimes necessary) the notice of reasons.

Equally, we know our way around a lease and we regularly advise clients and managing agents when we believe legal advice is necessary or prudent where there is grey area over demise or lease obligations. We appreciate the importance of proactive funding to ensure projects start on time and are completed without extra calls for cash.

Earl Kendrick employs a core senior team of directors and associate directors. Directors have a stake in the business encouraging loyalty and a long-term outlook. These individuals were hand-picked, ensuring they possess the necessary technical skills, as well as the personal skills required when dealing with leaseholders’ homes and tenants’ properties.
