About Us
Tom Barnes Surveyors Ltd is an independent residential surveying practice regulated by the Royal Institution of Chartered Surveyors (RICS). We provide expert guidance through every stage of the home-buying process, helping clients to make informed decisions about one of life’s most significant investments.
Our firm is led by two highly experienced, RICS-qualified and accredited surveyors: Tom (AssocRICS, Dip R Surv), who has over 20 years’ experience in the property industry surveying a wide variety of property types and conditions, and Matthew (AssocRICS / relevant qualification), who brings additional expertise and capacity to support our growing client base. Together we are committed to delivering clear, practical advice and thorough reporting on all assignments.
We specialise in providing Level 2 Home Buyer Reports (formerly the Home Buyer Survey) and Level 3 Building Surveys (formerly the Building Survey), tailored to the needs of homebuyers and property investors alike.

All surveys are non-invasive and include a visual inspection of visible and accessible areas, such as roofs, walls, floors, windows, doors, and outbuildings. Whilst we do not assess the efficiency of services such as gas, plumbing, or electrics, we will advise where further specialist checks are appropriate.
If you have specific concerns about a property, we are happy to discuss these ahead of your inspection to ensure they are thoroughly addressed in your report.
