We recognise that no two properties are the same and equally, all buyers are different. We would love to have direct conversations with you so that we can establish your individual requirements and form a tailored service that provides you with the information that is important to you. ‘Not all surveys are the same’

We offer a one-to-one service whereby you speak directly to the Surveyor who undertakes the inspection and writes your bespoke report. In booking our diaries, we ensure that we have time to talk to our clients before instruction, after inspection and after the report has been issued, if needed.

Our surveys are based on the RICS Level 2 and RICS Level 3 templates which have the easy to understand red, yellow and green traffic light system of Condition Rating each element of the building. Unlike many other organisations, we only carry out private work and focus on pre-purchase surveys, so we are not distracted by other pressures, we can ensure we are at the property for as long as it takes and we can help you with any follow up questions you may have. Our surveys are all about the content and are written in plain English.

We give you the opportunity to talk through your needs with the Surveyor to decide on the level of report and also the level of inspection. Our standard service includes either drone or camera pole inspections to enable us to view raised parts that would not be visible from the ground, for example; chimney stacks, roof sections, valley gutters, lead flashings etc. This results in a clearer and better understanding of the condition of the property, reduces time and any additional costs of arranging further investigations and gives you greater peace of mind.

You can opt for a survey with, or without, a Market Valuation as well as with, or without, drone/camera pole inspections. We have a survey that will suit your needs and your budget. If there is something that you are particularly concerned about, that is not included within our standard range of Surveys, you can request an additional service to be covered.

Our reports also act as a checklist for your Conveyancer so they are alerted to undertake all necessary Legal Checks which may include rights of way, easements or ill-defined boundaries. We can be the eyes and ears for your Legal Adviser.

If you are a Vendor we can provide you with a pre-marketing Condition Survey. This will allow you to make an informed decision about any issues that may result in delays or price reductions during the selling process.

We also undertake a full range of RICS Red Book Valuations including for purchase, Inheritance Tax/Probate or Matrimonial purposes.
