What is the UK RICS Residential Property Standards, known in the business as the ‘Blue Book’ ?
The UK Residential Property Standards is the definitive resource for anyone involved in residential estate agency and property management in the UK. It is a Professional Statement with both mandatory content and recommended best practise.
Its principles have been developed in consultation with key industry stakeholders including practitioners and consumer groups.
This professional statement aims to raise standards, improve the consumer experience and enable agents to demonstrate their professionalism.
The 6th edition responds to changes in primary and secondary legislation since 2011 and has an entire new section on Build-to-Rent.
RICS wants to ensure that the public are fully up-to-date in respect of best practise in an environment of rapid change in statute, customer expectations, job roles and business models.

The new edition upgrades our existing standard from guidance note to a professional statement and includes content with mandatory obligations, with the aim of making the advice clearer for our customers.
